We will help you sell your existing property
You'll receive assistance from our experienced Sales Advisors to help sell your home by organising valuations from our recommended Estate Agents who will look after the marketing of your property from start to finish.
We may hold your dream Wyatt Home off the market for up to 4 weeks, this will be discussed with our Sales Advisors at time of enquiry.
We will contribute towards your Estate Agent fees
We will also contribute towards your Estate Agent fees, helping to make your move into a new Wyatt Home as hassle free as possible, so you can sit back and relax.
Reserve your Wyatt Home
Once you have agreed an offer on your own home, you will be invited by the Sales Advisor to reserve your new home and complete the paperwork.

Move into your dream Wyatt Home
When your Wyatt Home is ready, we will simply hand over your keys!
If you have your heart set on a particular home within a Wyatt Homes development, but it hasn't been officially released for sale, our Early Bird Scheme gives you the opportunity to secure first refusal when the plot is released for sale.
Early Bird is only available on selected plots and may not be available at all of our developments. Please speak to our Sales Advisors to check availability and for any specific information regarding the Early Bird process.

Get in touch with our Sales Advisors here to check whether an Early Bird option is available on your chosen development. If you have registered your details with us already, our Sales Advisors will contact you to discuss this option further and check you are in a proceedable position, i.e. you have nothing to sell or are sstc and have been financially qualified by our panel Financial Advisors.
Secure your Early Bird on a Wyatt Home
In order to secure an Early Bird against a particular home you like, you will be required to pay an Early Bird fee of £1000, unless you are using the Government HTB scheme then it's £500, which gives us your commitment that you would like to buy when the home is released.
You will also be invited to complete the Early Bird paperwork. You will not need to instruct a Solicitor at this stage. The purchase price of the property will not at this stage be set, nor will the completion date, though the Sales Advisor may be able to give an indication.
Proceed to reserving your Wyatt Home
When the home is ready to be released for sale, this is usually within 6 months of the anticipated build completion date, the Sales Advisor will be able to release the purchase price and anticipated completion month to you. You will be offered 48 hours to decide whether you would like to proceed to officially reserving the plot.
Should you decide not to proceed, the Early Bird fee is fully refundable. Should you choose to proceed and wish to buy your Wyatt Home, you will be invited to book in your Reservation appointment, no further fee is required at this tage. Guidance on the 'buying process' can be found on or website here and your Sales Advisor can provide you with a 'guide to exchanging within 28 working days' leaflet.
- Help to Buy is a government run equity loan scheme that means you could move into your dream Wyatt Home with as little as a 5% deposit.
- Open for applications from 16 December 2020
- Legal Completions from 1st April 2021
- Help to Buy is available to first time buyers only
- The government will lend you up to 20% of the full purchase price of new build properties outside of london and upto 40% in london so you'll only need a 5% cash deposit plus a mortgage to make up the rest.
- The Help to Buy equity loan can be repaid at any time without penalty or when you come to sell your home.

Wyatt Homes are pleased to be able to offer Help to Buy on all of our current developments. Should you have any questions regarding the HTB scheme or your affordability, our sales advisors will be happy to recommend one of our HTB and mortgage specialist for you to contact.
Find your Wyatt Home
We offer Help to Buy across all of our developments. The scheme applies to properties up to the value of £349,000 in the South West. You can apply for the Help to Buy equity scheme yourself, through the Help to Buy agent in your region, or some mortgage advisors will assist you with completing the form. Our recommended mortgage advisors take care of this for you.
Receive approval for the Help to Buy scheme
The help to Buy agent will assess your eligibility for the scheme and issue an Authority to Proceed to you and your solicitor. Current timescales can be found on their website. The Authority to Proceed document allows you to apply for a repayment mortgage and progress your application through to exchange of contracts.
Once your solicitor receives your mortgage offer they will process the relevant paperwork that Help to Buy require for an Authority to Exchange document to be issued. Current timescales can be found on their website.
Exchange and Complete on your Wyatt Home
Once all the paperwork and dates are agreed and the home is built (i.e practical completion), the Help to Buy agent will issue a Transaction Confirmation. This allows legal completion and funds to be transferred to Wyatt Homes
After Legal Completion, the Help to Buy agent pass on your details to the Equity Loan Administrator to manage the equity loan account until it is paid in full.
All you need to do is complete a short form and give it to your friend to hand to one of our Sales Advisors upon their first visit to a Wyatt Homes Development. If your recommendation results in the purchase of a Wyatt Home we will give you £500.

Want to Recommend a Wyatt Home?
We’re so pleased you love your new home. If you know someone who is considering moving and they have not already registered with us, please ask your Sales Advisor for a Recommend a Friend form and send it to your friend/family member to complete. They will need to take along with them on their first visit to meet our Sales Advisors.
Receive £500
We can then register your friend/family members details and if they proceed to buy a Wyatt Home we will send you £500 as a 'thank you' when they legally complete.
